(6,075 characters)If you're looking to break into commercial work, I'm going to give you the blueprint right now. The very first thing you're going to do is you're going to put together a nice letter. I'm going to give you a copy of that here in the video. And what you're going to do is it's going to be very simple, straightforward, to the point. This is going to introduce your company to the property managers in the area. You're going to Google property managers. Google's going to give you a list of different management companies. And what you want to do is you want to email a copy of your letter out to the various property managers. You're going to spend two, three, maybe 5 days doing nothing but this. It's going to get you on their list for an RFP. RFP means request for proposal. I'm going to break in here. We're talking about commercial properties. I want to give you the inside scoop on how to get your feelers in front of the HOAs, the town home associations, things like that. What you're going to do is you're going to create a letter very specifically for a town home association. Let's call it Pine Creek Town Home Association. You're going to create a letter that says, "Dear Pine Creek Town Home owners, do you have this, this, and this as problems?" And what you're going to do is you're going to go out to that town home association and you're going to identify some of the pains that these people may be feeling and you're going to put that into the letter. You're going to give it to every home in that association. Those people, they're vocal, they're verbal, they're having problems and they're going to their board of directors with your letter. You're going to be the answer man because you already know what issues they have because you visited their site. You're familiar with their site. When they come a call in, you're ready to take over their account. Now, back to the show. And you're going to find that out of the blue, these property managers are going to start emailing you requests to bid their lawn maintenance and their lawn service on their commercial properties as they come as the contracts come up. You're not going to notice anything right away, but slowly these are going to come in. To bid these commercial properties requires due diligence. A lot of times commercial counts have a 1 2 3ear or even a 5year contract. So, you want to make sure you dot your eyes and cross your tees. By following this plan exactly, I was invited to bid over 38 million square feet of commercial space across 80 properties on a three-year contract. I had to create a rubber stamp system that I could use from boom, one property to the next property to the next property. But I had to know that every single thing was accounted for. It took me weeks of research to figure this out. I Googled things on the forums. I couldn't find anything. So, I finally created the system that I wished existed 5 or 10 years ago. This is a sevenstep program and I outline everything that you are going to find in an RFP, request for proposal. You're going to be able to pick and choose. So, when you get these requests for proposals from commercial accounts, you're going to say, "Hey, this line item is here, this line item is here, this one's not here, so I can take it completely out of the formula, but this one down here is in there." It's all very easy to follow, but highly detailed. The most detailed program that I have yet built. This is for you guys and gals out there to absolutely dominate and put yourselves on the exact same level as those big maintenance companies that are nationwide. These are the formulas they use. I interviewed the managers for those companies. Took me a long time to put this together. I worked with a team of people. You are going to find this is the absolute best program to teach you how to do commercial lawn maintenance. Hands down. You don't have to make a reservation. You don't have to drive anywhere. You don't have to sit in a lecture hall. You download it. It hits your computer and you're sticking that information in your brain that fast. So, let's recap. To get invited to bid the commercial accounts, you're going to create a letter. I'm giving that to you again right now. Boom. It's right here. You can use a letter like this, but put your own information in this letter head. You're going to Google property managers in your area. And you're going to send this out to each and every property manager. And you are going to take the time in the off season or if you you're watching this in July, you're still going to take the time because your bids are typically you get a request for proposal twice a year. You're going to set this thing out. This thing once it's in the property manager's hands never goes away because you get put on their list. The second thing you're going to do if you want to dominate HOAs, town homes, and associations, you're going to create a letter specifically for that town home association, and you're going to hand it out to every house in that town home association.
